Consulting
Meetings with board members, engineers, lawyers, auditors or owners, as required.
Contract Management
Review and/or write contracts for the maintenance of the property. Supervise contractors for proper completion and adherence to contracts.

- Fire safety and security
- All other required contracts for the maintenance of the property
Inspections & Reporting
Full site and building inspections with a written report.
- Thorough inspection of all components of the property for preventive maintenance purposes
- Detailed written report of any deficiencies with recommendations
Maintenance Repairs
Make arrangements for and supervise contractors for any emergency repairs. Obtain quotes and supervise repair projects approved by the Board of Directors.
- Prepare specifications
- Attend site meetings with contractors
- Inspect repairs and/or projects prior to approval of invoices
Emergency Coverage
On call 24 hours, 7 days a week for emergencies.
- Immediate return call
- Attendance on site in case of emergency
- Assist with insurance losses & claims

Provide monthly financial statements and all working papers for auditors at year end.

Prepare a yearly budget for the maintenance of the property.
- Projection of revenue and expenses to year end using 10 month actuals
- Variance analysis of projected expenses to budget
- Detailed notes and proposed budget for each expense
- Ddraft covering letter to unit owners regarding the budget
Reserve Fund Study Review
Provide information and support to the Reserve Fund Planner.
- History of repairs
- Site inspection findings
- Review with Board the presented plan
- Prepare budget for the following year
